HomeMy WebLinkAboutCity Council Resolution 1987-142CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meetlno of the City Council of the City of Plymouth, Minnesota, was held on the 2nd day of March , 1987. The following members were present: Mayor Schneider,Z`ouncilmembers Crain, Sisk, Vasfliou, and Zitur The following members were absent: none Mayor Schneider introduced the following Resolution and moved its adoption: RESOLUTION NO. 87-142 APPROVING PRELIMINARY PLAT AND VARIANCES FOR CRAIG SCHERBER, KINGS NORTH CORPORATION FOR PINE RIDGE (86147) WHEREAS, Craig Scherber, Kings North Corporation, has requested approval for a Prelim- Inary Plat and Variances for Pine Ridge, a plat for 28 single family lots on approxi- mately 13.06 acres located northeast of Pinevlew Lane and the Soo Line Railroad track Intersection; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hear- ing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- NESOTA, that it should and hereby does approve the Preliminary Plat and Variances for Craig Scherber, Kings North Corporation, for Pine Ridge, a plat for 28 single family lots located northeast of Pineview Lane and the Soo Line Railroad track intersection, subject to the following: 1. Compliance with the City Engineer's Memorandum, with the deletion of Item 24-A and Item 24 F., of Special Conditions. 2. Removal of all dead or dying trees from the property at the owner's expense. 3. No Building Permits shall be issued until a Contract has been awarded for sewer and water. 4. Payment of park dedication Pees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of filing the Final Plat. 5. Street names shall comply with the City Street Naming System. 6. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open storm water drainage facility. 7. No Building Permits shall be issued until the Final Plat is filed and recorded with Hennepin County. PLEASE SEE PAGE TWO 0 Page two Resolution No. 87-142 8. Yard setbacks are approved as follows: front yard of 30 ft. for Lots 5, 6, 8, 9, 10, 11, 12, 13 and 14, Block 1 and Lots 2-7, 10-15, Block 2; all other lots are 35 ft.; side yard Is 10 ft.; rear yard of 30 ft. for lots 8-14, Block 1 and lots 9-15, Block 2; all others is 25 ft. 9. Access shall be limited to internal public roads and restricted from Pineview Lane. 10. Dwellings on Lots 8 and 9, Block 2 shall comply with the General Development. Plan. Appropriate legal documents, as approved by the City Attorney, shall be filed on Lots 8 and 9, Block 2 allowing for the use of a shared driveway. Evi- dence that such documents have been recorded shall be provided with the building permit application. 11. The driveway of Lot 1, Block 2, should be located at the extreme southwest corner of the lot; the driveway of Lot 15, Block 2, shall be located at the extreme northwest corner of the lot; the driveway of Lot 1, Block 1, shall be located at the extreme southeast corner of the lot; and, the driveway of Lot 14, Block 1, (sic) shall be located at the extreme northeast corner of the lot. 12. There shall appropriate 10 Policy. be a public trail constructed to connect the cul-de-sacs, with credits for trail construction as provided iri the Park Dedication The motion for adoption of the foregoing Resolution was duly seconded by Couneilmember Crain , and upon vote being taken thereon, the following voted In favor thereof: Mayor neider, Councilmembers Crain Sisk Vasiliou and Zitur The followlnq voted against or abstained.- none Whereupon the Resolution was declared duly passed and adopted.
