HomeMy WebLinkAboutCity Council Resolution 1987-112CITY OF PLYNMTH Pursuant to due call and notice thereof, a special meeting of the City Council of the City of Plymouth, Minnesota, was held on the 9th day of Februarz_, 1987. The following members were present: Mayor Schneldeouncilmember- Crain, 5isTc, VasTliou, and Zitur The following members were absent: none Councilmember Sisk introduced the following Resolution and moved its adoption: RESOLUTION NO. 87-112 APPROVING SITE PLAN FOR TRAMMELL CROW COMPANY (86145) WHEREAS, Trammell Crow Company has requested approval of a Site Plan for the construc- tion of a two St^ry, 80,000 sq. ft. office building west of Carlson Parkway and south of Gleason Lake Road; and, WHEREAS, the Planning Commission has reviewed said request; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- NESOTA, that it should and hereby does approve the request for Trammell Crow Company for a Site Plan to construct an 80,000 sq. ft., two-story office building west of Carlson Parkway and south of Gleason Lake Road, subject to the following conditions: 1. Compliance with City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of Building Permit issuance. 3. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 4. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements. 5. Any signage shall be In compliance with the Ordinance. 6. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 7. All waste and waste containers shall be stored within the enclosure and no outside storage is permitted. S. No Building Permit to be issued until the Final Plat is filed and recorded with Hennepin County. 9. This development shall comply with the approved Environmental Assessment Worksheet and Indirect Source Permit. If compliance is not verified, appropriate revisions shall be initiated and completed prior to filing the final plat and prior to Issuance of any grading or building permits. PLEASE SEE PAGE TWO Page two Resolution No. 87-112 10. Fire Code Variance Is approved per memorandum from the Fire Chief dated January 23, 1987. 11. The developer shall stake and mark those trees which are to be preserved, as diagrammed on the landscape plan to be verified by the City Forester; to be accomplished prior to excavation. In the event that a marked tree is destroyed, It shall be replaced with equivalent trees on a two inch -to -every -inch -lost basis. 12. The landscape plan shall be revised to enhance the transition to the residential properties to the north by the addition of deciduous shrubs (such as Amur Maple, Euonymus and Arrowood) to be dispersed in and around the proposed overstory trees and Spruce trees. The minimum size shall be 4 ft. as per City Forester recommendations to accommodate screening of the parking lot and building to the north. In the event the City Forester finds more shrubs are needed, the Council shall be informed.
