Pursuant to due call and notice thereof, a special meeting of the City Council of the
City of Plymouth, Minnesota, was held on the 9th day of Feb�ruaarr�, 1987. The

RESOLUTION NO. 87-96
APPROVAL OF REVISED PLANNED UNIT DEVELOPMENT CONCEPT PLAN, PRELIMINARY PLAN/PLAT AND
CONDITIONAL USE PERMIT FOR LUNDGREN BROTHERS CONSTRUCTION COMPANY FOR PARKERS LAKE
DEVELOPMENT/VICKSBURG WEST (86130)
WHEREAS, Lundgren Brothers Construction Company has requested approval of a Planned
Unit Development Concept Plan, Preliminary Plan/Plat, and Conditional Use Permit for
113.89 acres located west of Vicksburg Lane; east of Dunkirk Lane at 22nd and 24th
Avenues; and,
WHEREAS, the Planning Commission has considered the request following a duly scheduled
public hearing;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does approve the Revised Planned Unit Development
Concept Plan, Preliminary Plan/Plat and Conditional Use Permit for 113.89 acres located
west of Vicksburg Lane; east of Dunkirk Lane at 22nd and 24th Avenues, based on the
following findings:
1. Compliance with the City Engineer's Memorandum.
2. Staging of the development shall be in accordance with utility availability as
approved by the City Engineer.
3. Removal of all dead or dying trees from the property at the owner's expense.
4. No Building Permits shall be Issued until a Contract has been awarded for sewer and
water.
S. Provisions for a 30 ft. wide trail outlot per Comprehensive Park Plan, as verified
by the Parks and Engineering Departments, with submittal of detailed plans as to
construction of the trail per City standards.
6. Street names shall comply with the City Street Naming System.
7. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for
new structures in subdivisions adjacent to, or containing any open storm water
drainage facility.
8. Rezoning shall be finalized with filing of the Final Plat.

9. No Building Permits shall be issued until the Final Plat is filed and recorded with
Hennepin County.
10. Access shall be limited to internal public roads and restricted from Vicksburq
Lane.
11. Final Plat mylars shall refer to MPID No. 83-1.
12. Appropriate legal documents regarding Homeowner Association documents, covenants
and restrictions as approved by the City Attorney, shall be filed with the Final
Plat.
The motion for adoption of the foregoing Resolution was duly seconded by
Counclimember Vasillou , and upon vote being taken thereon, the o ow nq
