Pursuant to due call and notice thereof, a regular meeting of the City Council of the
City of Plymouth, Minnesota, was held on t e n day of February�, 1987. The

Councilmember Sisk Introduced the following Resolution and moved Its
adoption:
RESOLUTION NO. 87-75
SETTING CONDITIONS TO BE MET PRIOR TO FILING AND REGARDING LOT DIVISION FOR RYAN
CONSTRUCTION COMPANY (86144)
WHEREAS, the City Council has approved a Lot Division for Ryan Construction Company for
property located at the southwest corner of 51st Avenue and Nathan Lane under
Resolution No. 87-74;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does direct the following conditions to be met prior
to filing of and regarding said Lot Division:
1. Compliance with the City Engineer's Memorandum.
2. No yard setback variances are granted or implied.
3. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for
new structures on sites adjacent to, or containing open storm water drainage
facilities.
4. Provisions for a 25 ft. wide trail easement per Comprehensive Park Plan, as veri-
fied by the Parks and Engineering Departments, with submittal of detailed plans as
to construction of the trail per City standards.
5. No Building Permit to be issued until the Lot Division is filed with Hennepin
County.
6. Submittal of all necessary utility easements prior to filing Lot Divisionwith Hen-
nepin County.
7. Appropriate documents shall be filed on all parcels indicating that in conjunction
with this division, conceptual documents have been placed on file with the City
for future reference.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Zitur , and upon vote being taken thereon, the foilow nq

voted against or abstained: none Whereupon the
Resolution was declared duly passed and adopted.
