The following members were present: Mayor Schneider_,_�il■embers 513k, Va3litou, ad Zitur The following rs were sent: Councilmember Crain Counclimember Sisk introduced the following Resolution and moved its adoption: RESOLUTION NO. 86-462 APPROVING SITE PLAN FOR RYAN CONSTRUCTION COMPANY FOR GROVES OFFICE PARK PHASE I (86044) WHEREAS, Ryan Construction Company has requested approval of a Site Plan for the construction of a 14 -story, 250,000 sq. ft. office building in the northwest quadrant of State Highway 55 and 'County Road 18; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- ,NF.SOTA, that it should and hereby does approve the request for Ryan Construction Company for a Site Plan for Phase I for the construction of a 14 -story, 250,000 sq. ft. office building in the northwest quadrant of State Highway 55 and County Road 18, subject to the following conditions: 1. Compliance with City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with Dedica- tion Policy in effect at the time of Building Permit issuance, based on the calcu- lation for that land at or above the 100 Year High Water Elevation. 3. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements. 4. Any signage shall be in compliance with the Ordinance. 5. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions, and compliance with the approved PUD plan. 6. Compliance with the Fire Chief's Memorandum for the location of fire hydrants and fire lanes. 7. All waste and waste containers shall be stored within the compactor and no outside storage is permitted. 8. No Building Permit to be issued until the Final Plat is filed and recorded with Hennepin County. PLEASE SEE PAGE TWO Page two .Resolution No. 86-462 9. Prior to occupancy of the building, a Conditional Use permit shall be obtained for support services of employee fitness center, ine-stall carwash rack, gift/sundry shop, and deli/sandwich shop restaurant. 10. Appropriate permits shall be obtained for the installation of the fountain, to be verified by the City Engineer. 11. Lot coverage of the structure has been and will be calculated on the basis of that land at or above the High water Elevation, established by the City Storm Water Drainage Plan as verified by the City Engineer. This resolution shall be filed on this property as a memorial to the property, indicatinq that this was the basis for calculating lot coverage selected by the developer.
