The following members were present: Mayor Schneider-`ouncilmembers Sisk,sillou and Zitur The following mem ers were absent: Councilmember rrain Councilmember Sisk introduced the following Resolution and moved its a opt on: RESOLUTION NO. 86-452 APPROVING SITE PLAN AND VARIANCE FOR COMMERCIAL DEVELOPMENT CORPORATION FOR "CIhAPRON BUSINESS CENTER" FOR BUILDING TWO, 14455 21ST AVENUE NORTH (86003) WHEREAS, Commercial Development Corporation has requested approval of a Site Plan and Variance for the construction of an office/warehouse building (Building Two), 14455 21st Avenue North in the Cimarron Business Center south of 21st Avenue North and east of 19th Avenue North; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- , NESOTA, that it should and hereby does approve the request for Commercial Development Corporation for a Site Plan and Variance for the construction of an office/warehouse building (Building Two), 14455 21st Avenue North to be located south of 21st Avenue North and east of 19th Avenue North in the Cimarron Business Center. 1. Compliance with City Engineer's Memorandum 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of Building Permit issuance. 3. Submission of required financial guarantee and Site Performance Agreement for completion of site improvements. 4. Any signage shall be in compliance with the Ordinance. 5. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 6. Compliance with the Ordinance regarding the location of fire hydrants and fire lanes. 7. All waste and waste containers shall be stored within the structure and no outside storage is permitted. 8. No Building Permit to be issued until the Lot Division/Consolidation is filed and ' recorded with Hennepin County. PLEASE SEE PAGE TWO Page two Resolution No. 36-452 9. Approved Variance is a 43 ft. front yard parking setback to 21st Avenue No. 10. All exterior lighting shall be installed to achieve compliance with applicable Ordinance provisions. 11. Prior to issuance of a building permit', appropriate legal documents, as approved by the City Attorney, shall be filed and recorded on the property allowing for shared use of drive aisles and parking areas.
