Pursuant to due call and notice thereof, a regular meeting of the City Council of
the City of Plymouth, Minnesota, was held on the 7th day of Sul 1986.

RESOLUTION 86-399
APPROVING PRELIMINARY PLAT FOR CRAIG SCHERBER, KING'S NORTH CORPORATION (86068)
WHEREAS, Craig Scherber, King's North Corporation, has requested approval for a Rezon-
ing and Preliminary Plat for 42 single family lots on approximately 20.27 acres west of
Fernbrook Lane and 46th Avenue North; and,
WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hear-
ing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does approve the Preliminary Plat for Craig Scherber,
King's North Corporation for King's North a plat for 42 single family lots west of
Fernbrook Lane and 46th Avenue North, subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Removal of all dead or dying trees from the property at the owner's expense.
3. No Building Permits shall be issued until a Contract has been awarded for sewer
and water.
4. Provisions for a 30 ft. wide trail outlot per Comprehensive Park Plan, as verified
by the Parks and Engineering Departments, with submittal of detailed plans as to
construction of the trail per City standards.
5. Payment of park dedication Pees -in -lieu of dedication with appropriate credits In
an amount determined according to verified acreage and paving costs and according
to the Dedication Policy in effect at the time of filing the Final Plat with
Hennepin County.
6. Street names shall comply with the City Street Naming System, to be confirmed
with the Final Plat application by the Building Official.
7. Rezoning shall be finalized with filing of the Final Plat.
8. No Building Permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.

9. No ya:d setback variances are granted or implied and shall comply with the R -1B
District standards.
10. Access shall be limited to internal public roads and restricted from Fernbrook
Lane.
The notion for adoption of the foregoing Resolution was duly seconded by
Councitwr.wber Crain , and upon vote being taken thereon, the follow
voted in favor thereof: Mayor Schneider, Councilmedber Crain. Sisk. and Zitur
voted against or abstained: none Whereupon
the
Resolution was declared duly passed and adopted.
