APPROVING FINAL RESIDENTIAL PLANNED UNIT DEVELOPMENT SITE PLAN FOR PLYMOUTH PONDS FOR
JAMES GRAVES, INTRA FINANCIAL CORPORATION (86050) (RPUD 77-1)
WHEREAS, James Graves, Int;-. Financial Corporation has requested approval of a Final
RPUD Site Plan for Plymouth Ponds for 200 apartments in five forty -unit buildings
northwest of 45th Avenue North and Nathan Lane; and,
WHEREAS, the Planning Commission has reviewed said request and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN-
NESOTA, that it should and hereby does approve the request for James Graves, Intra
Financial Corporation for Final RPUD Site Plan for Plymouth Ponds for 200 apartment
units In five buildings northwest of 45th Avenue North and Nathan Lane, subject to the
following conditions:
1. Compliance with City Engineer's Memorandum
2. Payment of park dedication fees -in -lieu of dedication with appropriate credits in
an amount determined according to verified acreage and paving costs and according
to the Dedication Policy in effect at the time of Building Permit issuance.
3. The platted outlot along 45th Avenue North and Nathan Lane shall be incorporated
into this Final Plat; a new 20 ft. wide outlot along Nathan Lane shall be platted
and deeded to the City for public trail purposes.
4. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for
new structures on sites adjacent to, or containing any open storm water drainage
facility.
5. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements.
6. Any subsequent phases or expansions are subject to required reviews and approvals
per Ordinance provisions.
7. All waste and waste containers shall be stored within the structure and no outside
storage is permitted.

8. No Building Permit to be issued until the Final Plat is filed and recorded with
Hennepin County.
9. The landscape plan shall be revised to increase the size of 15 of the proposed
decidous trees so that there are 30 which are 3 112" in diameter.
The Notion for adoptiow of the foregoing Resolution was duly seconded by
Councilmember Zitur avid upon vote being taken thereon, the follow—Ing
voted in favor thereo :My—or Schne der. Councilmembers Crain Sisk
Vasiliou and Zitur The following
voted against or abstained: none thereupon the
Resolution was declared duly pissed and adopted.
