HomeMy WebLinkAboutCity Council Resolution 1986-255CITY OF PLYMOUTH Pursuant to due call and notice thereof, a I�Re Regular meeting of the City Council of the City of Plymouth, Minnesota, was held on the 5th day of May 1966. The following members were present: Mayor Schnee er, ouncilmem ers Crain, Sisk, Vasiliou and Zitur The following mebers were absent: none Councilmember Vasiliou introduced the following Resolution and moved its adoption: RESOLUTION NO. 86- 255 APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR HARSTAD COMPANIES ( 85114) WHEREAS, Harstad Companies has requested approval for a Residential Planned Unit Dev- elopment Concept Plan for a development of single family detached homes, multi -family attached dwellings, and apartment units on approximately 168 acres west of 1-494 and north and south of County Road 47 at Mud Lake; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hear- ing and recommends approval; . NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIN- NESOTA, that it should and hereby does approve the Residential Planned Unit Development Concept Plan for Harstad Companies located west of I-494 and north and south of County Road 47 at Mud Lake, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Staging of the development shall be in accordance with utility availability as approved by the City Engineer. 3. Maximum density shall be 3.73 units per acre for the land at or above the estab- lished High Water Elevation per the adopted City Storm Water Drainage Plan as verified by the City Engineer. 4. The final plat/plan application shall include explanation of the request for 25% lot coverage for 20 lots, and shall specify which lots are to be included; no Increase is granted or implied. Approval shall not be granted until rough grading has been completed. 5. Draft restrictive covenants and Homeowner Association documents for the private open areas shall be submitted with final plat/plan application, as well as a dev- elopment plan for these areas. 6. The final plat/plan shall identify specific lots on Berkshire and Cheshire Lanes 10 to have a reduced front yard of 25 ft. PLEASE SEE PACE TWO Page two Resolution No. 86- 255 7. No private drive access shall be permitted to County Road 47; all private drives shall be provided by internal public streets; and all private drives shall be a maximum distance from County Road 47. 8. Park dedication requirements shall be satisfied with the dedication of 34.55 acres as proposed by the petitioner and trail along the western boundary north of County Road 47 for regional trail purposes, as defined by the Hennepin County Park Division. The motion for adoption of the foregoing Resolution was duly seconded by Councilmember Zitur and upon vote being taken thereon, the following voted in favor thereof: mayor bcffnnder, Councilmembers Crain, Sisk, Vasiliou and Zitur The following voted against or abstained: none /hereupon the Resolution was declared duly passed and adopted.
