HomeMy WebLinkAboutCity Council Resolution 1986-069CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of Plymouth, Minnesota, was held on the 3rd day of February 19SE. The following meabers were present: Mayor S_hnpidr-r, CnunrilmPmhers Crain, Sick, Vasiliou and Zit r The following mtmbers were absent: none Councilmembers Crain introduced the following Resolution and moved its adoption: RESOLUTION NO. 86-69 APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN AND PROSECT SIZE WAIVER FOR AL FAZENDIN FOR "RAMBUSH" (85052) WHEREAS, Al Fazendin has requested approval of a Residential Planned Unit Development Concept Plan and project size waiver for the development of six detached homes and 34 multi -family units on 15.1 acres located northeast of Harbor Lane and County Road 15; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public In- formational Hearing and has recommended approval; NOW, THEREFORE BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Residential Planned Unit Devel- opment Concept Plan and project size waiver for Al Fazendin for a development to be known is Rambush consisting of six single family detached dwellings and 34 multi- family -esidential units on approximately 15.1 acres located northeast of Harbor Lane and Comity Road 15, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Staging of the development shall be in accordance with utility availability as approved by the City Engineer. 3. Maximum density shall be 2.6 units per acre for the land at or above the estab- lished high water elevation per the adopted City Storm Water Drainage Plan as verified by the City Engineer. Density bonus points are assessed as follows: a) Reduction of five (5) points based on size of the project; b) Assign two (2) points for affirmative design; and, c) Assign one (1) point for var�tty of housing. 4. Approval includes waiver of PUD size requirements on the basis that the PUD design retains significant features of the site which are important to the neighborhood. 5. Draft restrictive covenants for the private open areas shall be submitted with preliminary plat/plan application. PLEASE SEE PAGE TWO Page two Resolution No. 86-69 • 6. A private trail system to be constructed within the project providing residents of the PUD with internal access, per the PUD Concept Plan. 7. Harbor Lane shall be improved to a 32 ft. wide, 7 -ton Collecter Street Standard at the developer's expense. The notion for adoption of the foregoing Resolution was duly seconded by Councilmember Vasiliou , and upon vote being taken thereon, the following voted in favor thereof: Mayor Schneider.
