Pursuant to due call and notice thereof, a Snec^ ial meeting of the City Council of

Cnuncilmemher Crain introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 85- 747
APPROVING SITE PLAN FOR TRAMMELL CROW COMPANY (File 85044)
WHEREAS, Trammell Crow Company has requested approval of a Site Plan for two Indus-
trial buildings north, west, and south of Annapolis Lane, Plymouth Business Center
Fourth Addition; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THF CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for Trammell Crow Com-
pany for a Site Plan for two industrial building in the Plymouth Business Center
Fourth Addition north, west, and south of Annapolis Lane, subject to the followinq
conditions:
1. Compliance with City Engineer's Memorandum
2. Payment of park dedication fees -in -lieu of ded,:cation in accordance with the
Dedication Policy in effect at the time of Building Permit Issuance.
3. Park dedication requirements, per Development Contract requirements for Criter-
ion MPUD shall be completed as part of this development and call fer the trail
along the west property boundary up to County Road 9 to be constructed.
4. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements.
5. Any signage shall be in compliance with the Ordinance.
6. Any subsequent phases or expansions are subject to required reviews and approv-
als per Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants and fire
lanes.

S. All waste and waste containers shall be stored within the structure and no
outside storage is permitted.
9. No Building Permit to be issued until the Final Plat is filed and recorded with
Hennepin County.
10. Final grading and Landscape Plans shall submitted for Final Plat review by the
Planning Commission.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Neils , and upon vote being taken thereon, the

Whereupon the Resolution was declared duly passed and adopted.
