. Pursuant to due call and notice thereof, a regular Peeting of the City Council of
the City of Plymouth, Minnesota, was held on the 21st day of Januz.ry • 1585.
The following members were present: Mayor Davenport, Councilmembers Crain
Veils. Schneider and Vasiliou
The following members were absent: None
Councilmember Vasiliou introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 85- 70
APPROVING SITE PLAN AND VARIANCES FOR WALLACE FREEMAN, FREEMAN, INC. (84096)
WHEREAS, Wallace Freeman, Freeman, Inc. has requested approval of a Site Plan and
Variances for the construction of a phased office condomin'um development to be
located at the norLhcast quadrant of Nathan Lane and Betty Crocker Drive; and,
WHEREAS, the Planning Commission has reviewed said request and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for Wallace Freeman,
Freeman, Inc. for a Site Plan and Variances for the construction of a phased office
condominium development to be located at the northeast quadrant of Nathan Lane anO
10 Betty Crocker Drive, subject to the following conditions:
1. Compliance with City Engineer's Memorandum
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of Building Permit issuance.
3. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm water
drainage facility.
4. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements.
5. Any signage shall be in compliance with the approved Sign Program and City Ord-
inances, with a variance from the setback requirements for the tenant_ identifi-
cation signage to internal property lines.
6. Any subsequent phases or expansions are subject to required reviews and approv-
als per Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants. A Fire
Lane variance is approved per December 27, 1984 memorandum from the Fire Chief.

8. All waste and waste containers shall be stored within the enclosure, and no
0 outside storage is permitted.
9. No Building Permit to be issued until the Final Plat is filed and recorded with
Hennepin County.
10. Approved Variances include: Building setbacks to interior property lines (17
ft.); and, sign setbacks for tenant identification signage (0 ft.) to interior
lot lines; and, building setbacks to perimeter lot lines (17.5 ft. vs 35 ft.).
11. Up to 20 spaces of the parking area for the adjacent shopping center may be
credited toward this development, subject to submittal of a proof -of -parking
plan which identifies the location of the stalls, and such stalls have been
constructed. No parking variances are granted or implied for this development.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Neils , and upon vote being taken thereon, the
following voted in favor thereof: Mayor avenport, Councilmembers Crain, Neils,
Schneider and Vasiliou
The following voted against or abstained: None
