Councilmember Schneider introduoed the following Resolution and moved its

RESOLUTION NO. 84- 361
APPROVING SITE PLAN AND VARIANCES FOR L. W. EDELMANN, EDELMANN & ASSOCIATES,
INCORPORATED (84028)
WHEREAS, L. W. Edelmann, Edelman & Associates Inc., has requested approval of a Site
Plan and Variances for an approximate 15,000 sq. ft. office/warehouse facility to be
located north of Water Tower Circle, east of Annapolis Lane; and,
WHEREAS, the Planning Commission has reviewed said request and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY. THE CITY COUNCIL OF THE CITY OF
F .-YMOUTH, MINNESOTA, that it should and hereby does approve the request for L. W.
Edelman, Edelman & Associates Inc. for approval of a Site Plan and Variances for an
approximate 15,000 sq. ft. office/warehouse facility to be located north of Water
Tower Circle, east of Annapolis Lane, subject to the following:
1. Compliance with City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with
Dedication Policy in effect at the time of Building Permit issuance.
3. Submission of required Site Performance Agreement and financial guarantee
for completion of site improvements.
4. Any signage shall be in compliance with the Ordinance
5. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
5. All waste and waste containers shall be stored within the structure and no
outside storage is permitted.
6. Approved variances include: Building front (42 ft. vs 50 ft.), and rear
(15 ft. vs 30 ft.) yard setbacks and proof -of -parking requirements.

7. Appropriate legal documents shall be filed and recorded at Hennepin County,
limiting the current and future uses and occupancy of the facility to those
consistent with the Zoning Ordinance parking requirements prior to permit
Issuance.
S. That the overhead door on the south end of the building remain, and that
the overhead door on the north end of the building be deleted.
The option for adoption of the foregoing Resolution was duly seconded by
Co ncilmember Crain and upon vote being taken thereon, the
s n.inn votedn avert roof: Mavor avenoort. Councilmembers Moen. Neils.
The following voted against or abstained: none
