. Pursuant to due call and notice thereof, a regular meting of the City Council of
the City of Plymouth, Minnesota, was held on t-� day of Aril . 1984.

Councilmember Schneider introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 84- 188
APPROVING VARIANCE AND RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR DIRLAM
DEVELOPMENT FOR WOODDALE (84011)
WHEREAS, Dennis Dirlam, Dirlam Development has requested approval of a Variance and a
Residential Planned Unit Development Concept Plan for the development of 70 single
family residential lots on approximately 35.89 acres located northeast of 47th Avenue
and Vicksburg Lane; and,
WHEREAS, the Planning Commission has reviewed the request at a duly called Public
Informational Hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
. MINNESOTA, that it should and hereby does approve the size variance and the
Residential Planned Unit Development Concept Plan for Dennis Dirlam, Dirlam
Development for a development to be known as "Wooddale" consisting of 70 single
family residential lots on approximately 35.89 acres located northeast of 47th Avenue
North and Vicksburg Lane, subject to the following:
1. Compliance with the City Engineer's Memorandum
2. Staging of the development shall be in accordance with utility availability as
approved by the City Engineer.
3. Maximum density shall be 1.95 units per acre for' the land at or about the
established high water elevation per the adopted City Storm Water Drainage Plan
as verified by the City Engineer. The final number of units shall be determined
with the Preliminary Plan and Plat review.
4. A waiver from the 40 acre minimum size requirements for PUD's is contingent upon
an executed Development Contract whereby the developer is responsible for the
Hamel Road improvements, and is approved on the basis that the proposal is an
extension of two developments that were approved under the PUD provisions.
5. No private drive access shall be permitted to Vicksburg Lane and Hamel Road; all
private drives shall be provided by internal public streets.

6. The preliminary plan/plat applicaton shall include verification from the
telephone company that the recreation facilities can be constructed on the cable
easement; sign details for location and design; and, screening and berming
measures along Vicksburg Lane and Hamel Road.
7. Temporary access to Vicksburg Lane shall be permitted once the developer has
submitted a petition and the required financial guarantees for the construction
of Hamel Road.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Neils , and upon vote being taken thereon, We—
