Councilmember Schneider introduced the following Resolution and moved Its

RESOLUTION NO. 84- 74
APPROVING LOT DIVISION AND VARIANCES FOR MR. AND MRS. JOHN FULLMER AND TRAMMELL CROW
COMPANY (84001)
WHEREAS, Mr. and Mrs. John Fullmer and Trammell Crow Company have requested a Lot
Division and Variance in order to legally divide a parcel which is physically separated
by Interstate Highway 494; and,
WHEREAS, the Planning Commission has reviewed the request and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that It should and hereby does approve the following Division;
EXISTING LEGAL DESCRIPTION:
That part of the East 112 of the East 112 of the Southwest Ouarter of Section 15,
Township 118, Range 22, Hennepin County, Minnesota lyinq South of the Southerly
line of public highway (formerly State Highway No. 55) and lyinq Northwesterly of
a line which runs parallel with and 164 feet Northwesterly of, measured at a right
angle, from the following described line:
Beginning at a point on the south line of said Section 15, distant 728.90 feet
west of the south quarter corner thereof; thence run northeasterly at an angle of
75" 30' 45" with said south section line for 360.98 feet; thence deflect to the
left on a 0° 30' curve (delta angle 17° 16' 10") for 3453.89 feet and there
terminating.
to be divided as follows:
PARCEL A
That part of the East 112 of the East 112 of the Southwest Quarter of Section 15,
Township 118, Range 22, Hennepin County, Minnesota lying South of the Southerly
line of public highway (formerly State Highway No. 55) and lying Northwesterly of
a line which runs parallel with and 164 feet Northwesterly of, measured at a right
angle, from the following described line:

Beginning at a point on the south line of said Section 15, distant 728.90 feet
west of the south quarter corner thereof; thence run northeasterly at an angle of
75' 30' 45" with said south section line for 360.98 feet; thence deflect to the
left on a 0° 30' curve (delta angle 17° 16' 1011) for 3453.89 feet and there
terminating.
EXCEPT all that part of the above described tract which lies northeasterly of the
following described line:
Commencing at a point on the south line of said section 15, distant 728.90 feet
west of the south quarter corner thereof; thence northeasterly at an angle of 75°
30' 45" with said south section line for 2101.12 feet; thence deflect to the left
at an angle of 17° 16' 10" for 328.65 feet; thence deflect to the left at an angle
of 65° 12' for 488.16 feet; thence deflect to the left at an angle of 125° 501,
along a line hereinafter designated as Line A, for 451.57 feet; thence
southwesterly, at right angles with said Line A, for 80 feet; thence southerly to
a point distant 120 feet southwesterly, measured at right angles, from a point on
the southeasterly extension of said Line A distant 551.57 feet southeasterly of
the point of beginning of said Line A to, the point of beginnig of the line to be
described; thence run southeasterly and parallel with said southerly extension of
. Line A for 132.93 feet; thence run southeasterly to a point distant 164 feet
northwesterly, measured at right angles, from a point on the first above described
line, distant 1580.4 feet northeasterly of its point of beginning, and there
terminating.
PARCEL B
That part of the East 112 of the East 112 of the Southwest Quarter of section 15,
Township 118, Range 22, lying South of the Southerly line of public highway
(formerly State Highway No. 55) and lying southeasterly of a line which lies 100
feet southeasterly of the following described line, hereinafter referred to as
Line B:
Beginning at a point on the south line of said Section 15, distant 728.9 feet west
of the south quarter corner thereof; thence run northeasterly at an angle of 75°
30' 45" with said south section line for 360.98 feet; thence deflect to the left
on a 0` 30' curve (delta angle 17° 16' 10") for 3453.89 feet and there
terminating;
EXCEPT all that part of the above described tract which lies northwesternly of a
line which runs parallel with and distant 100 feet southeasterly of the following
described line:
From a point on the south line of said Section 15, distant 728.9 feet west of the
south quarter thereof, run northeasterly at an angle of 75° 30' 45" with said
south section line for 2101.12 feet; thence deflect to the left an an angle of 17°
16' 10" for 328.65 feet; thence deflect to the right at an angle of 114' 48' for
239.08 feet to the point of beginning of the line to be described; thence deflect
to the right at an angle of 98' 25' for 734.26 feet; thence deflect to the left on
a 6° 00' curve (delta angle 12° 29' 41") for 208.25 feet; and there terminating.

and EXCEPT all that part of said above described tract which lies southwesterly of
last above described strip and northwesterly of the following described line:
From a point of said Line B distant 1130.4 feet northeasterly of its point of
beginning, run southeasterly, at right angles with said Line R, for 100 feet to
the point of beginning of the line to be described; thence run northeasterly to
the point of termination of the last above described 100 foot parallel line and
there terminating.
PARCEL C
That part of the East 1/2 of the East 1/2 of the Southwest Ouarter of Section 15,
Township 118, Range 22 lying westerly of the following described line:
Commencing at a point on the south line of Said Section 15 distant 728.90 feet
west of the south quarter corner thereof; thence northeasterly at an angle of 75'
30' 45" with said south section line for 2101.12 feet; thence deflect to the left
at an angle of 17' 16' 10" for 328.65 feet; thence deflect to the left at an angle
of 65' 12' for 488.16 feet; thence deflect to the left at an angle of 125" 501,
along a line hereinafter designated as Line A, for 451.57 feet; thence
southwesterly, at right angles with said Line A, for 80 feet to a point
• hereinafter designated as Point 1; thence southerly to a point distant 120 feet
southwesterly, measured at right angles, from a point on the southeasterly
extension of said Line A distant 551.57 feet southeasterly of the point of
beginning of said Line A to the point of beginninq of the line to be described;
thence northerly to said Point 1; thence northwesterly, parallel with said Line A,
to the west line of said East 1/2 of the East 1/2 of the Southwest Ouarter of
Section 15 and there terminating.
FURTHER, that the City Manager be authorized to make the necessary special assessment
corrections based upon City Policy when the Consolidation is approved by Hennepin
County.
The notion for adoption of the foregoing Resolution was duly seconded by
�ouncilmember Moen , and upon vote being taken thereon, the
ollwing voted in favor thereof:Mayn. Davenport. Councilmembers Moen, Neils

Whereupon the Resolution was declared duly passed and adopted.
