HomeMy WebLinkAboutCity Council Resolution 1983-655CITY OF PL"IOUTM Pursuant to due call and notice thereof a' r ula�r the Cit at Pl ' eo of the City l'otsset Y l�uths Minnesota was held,ep zn, dar.of December -1983 The following mdwrs wore Present:Mayor Davene oundImem Jand Schneider Ine roiLlowang- s• were 2=8 . a r#r Ns Councilmember Neils introduced the following Ilesolution and stowed It a on: RESOLUTION NO. 83- 655 APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT PLAN FOR SAUL SEGAL, ENTERPRISE PROPERTIES (83059) WHEREAS, Saul Segal, Enterprise Properties has requested approval of a Residential Planned Unit Development Concept Plan for the development of 83 single family residential lots on approximately 40 acres located east and adjacent to Zachary Lane and south of 48th Avenue North; and, WHEREAS, the Planning Commission has reviewed the request a duly called Public Informational Hearing and has recommended approval; 'NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Residential Planned Unit Development Concept Plan for Saul Segal, Enterprise Properties for a development to be known as "Hidden Valley" consisting of 83 single family residential lots on approximately 40 acres located east and adjacent to Zachary Lane and south of 48th Avenue North, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Staging of the development shall be in accordance with utility and availability as approved by the City Engineer. 3. Maximum density shall be 2.1 units per acre for the land at or above the established high water elevation per the adopted City Storm Water Drainage Plan as verified by the City Engineer. Density bonus points are assessed as follows: a.) One point based on affirmative design. 4. The preliminary plat/plan application shall include explanation of the request for a 6 ft, side yard setback. 5. Draft restrictive covenants for the private open areas shall be submitted with preliminary Plat/plan application. Page two Resolution No. 83- 655 6. A entrance off Zachary Lane shall be provided for construction vehicles and all construction traffic shall access the property from Zachary Lane; the circulation to the east shall be limited to residential traffic. 7. At the time development proceeds west of the proposed north and south roads, an alternate, temporary ingress/eqress route shall be provided. All debris from the construction shall be cleaned and removed from 48th Avenue North as needed; a proper turn -around and staking area for construction vehicles and development employees shall be provided within the site and shall be identified In the preliminary plat application; and, all construction parking shall occur within the development site boundaries. S. A provision be made for a trail connection to the property to the north.
