(83057) WHEREAS, Carlson Properties, Inc. has requested approval of a Site Plan and Variances for an office/warehouse facility (Building 5) to be located at the southeast corner of Highway 55 and Industrial Park Boulevard; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval: NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for Carlson Propert.4 3, Inc. for Site Plan approval for an office/warehouse facility (Building 5) to he located at the southeast corner of Highway 55 and Industrial Park Boulevard, subject to the following conditions: 1. Compliance with City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication In accordance with Dedication Policy in effect at the time of Bulldinq Permit issuance. 3. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 4. Submission of required Site Improvement Performance AgrN ment and financial guarantee for completion of site improvements. 5. Any signage shall be in compliance with the Ordinance 6. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 7. All waste and waste containers shall be stored within the structure and no outside storage Is permitted. PLEASE SEE PAGE TWO a.r waiver of the•proof -of-parking" requirements subject to the filing of appropriate legal documents as approved by the City Attorney relative to the limitations as to use of the structures which do not provide for maximum parking as required by the Ordinance; and, b.) Variance from Section 6 regarding the percent of impervious surface and setback ( 20 ft. vs. 50 ft.) of the parking lot considering the mitigative measures of additional storm sewer being provided. 9. Appropriate legal documents as approved by the City Attorney shall be filed prior to issuance of a Building Permit establishing the use of shared parking and drive aisles. 10. An additional ten spruce trees, in compliance with the Landscape Standards Policy, shall be planted in the northeast corner (area) of the Building No. 5 site.
