Councilmember Neils introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 83- 628
APPROVING SITE PLAN AND VARIANCES FOR CARLSON PROPEhTIES, INC. (83056)
WHEREAS, Carlson Properties, Inc. has requested approval of a Site Plan and Variances
for an office/warehouse facility (Building 4) to be located at the southeast corner of
Highway 55 and Industrial Park Boulevard; and,
WHEREAS, the Planning Commission has reviewed said request and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that It should and hereby does approve the request for Carlson Properties,
Inc. for Site Plan approval for an office/warehouse facility (Building 4) to be located
at the southeast corner of Highway 55 and Industrial Park Boulevard, subject to the
following conditions:
1. Compliance with City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with
Dedication Policy in effect at the time of Building Permit issuance.
3. Submission of required Site Improvements Performance Agreement and financial
guarantee for completion of site improvements.
4. Any signage on the sites shall be in compliance with the Ordinance
5. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
6. All waste and waste containers shall be stored within the structure and no
outside storage is permitted.
7. Approved variances include waiver of the "proof -of -parking" requirements
subject to the filing of appropriate leqal documents as approved by the City
Attorney relative to the limitations as to use of the structures which do not
provide for maximum parking as required by the Ordinance.

8. Appropriate legal documents as approved by the City Attorney shall be
filed prior to Issuance of a Building Permit establishing the use of
shared parking and drive aisles.
9. Lot Consolidation of Lots 5 and 6, Block 1, Minneapolis Industrial
Park 3rd Addition be filed and recorded at Hennepin County prior to
Issuance of a Building Permit.
