HomeMy WebLinkAboutCity Council Resolution 1983-587RESOLUTION NO. 83-587 APPROVING SiTE PLAN FOR DOMINIUM GROUP, INC. FOR PROPERTY LOCATED WITHIN PLYMOUTH FREEWAY CENTER 3RD ADDITION (83051) WHEREAS, dominium Group, Inc. has requested approval of a Site Plan for an office building to be located between Fernbrook Lane and Empire Lane, north of Harbor Lane on Lot 1, Block 1 Plymouth Freeway Center 3rd Addition; and, WHEREAS, the Planning Commission has reviewed said request and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for Dominium Group Inc. for a Site Plan approval for an office building to be located between Fernbrook Lane and Empire lane, north of Harbor Lane on Lot 1, Block 1, Plymouth Freeway Center 3rd Addition, subject to the following conditions: 1. Compliance with City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with Dedication Policy In effect at the time of Building Permit Issuance. 3. Submission of required Site Performance Agreement and financial guarantee for completion of site Improvements. 4. Any signage shall be in compliance with the Ordinance; and, there shall be no external signage allowed which refers to the Racquet Ball Court facility within the building. 5. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. 6. All waste and waste containers shall be stored within the approved structure and no outside storage is permitted. Page twr, �. Resolution No. 83 587 7. The approved plans contemplate deferral of 24 required parking spaces until deemed necessary by the City. If during the installaticn of the additional parking any landscaping is disturbed, such landscaping shall be replaced. 8. The racquet ball facility is an accessory use and the use is limited to employees of the petitioner's corporate offices and associated companies, and to occupants of this building, and of adjacent buildings owned by the same owner. 9. No Building Permits to be issued until the Final Plat is filed and recorded with Hennepin County.
