HomeMy WebLinkAboutCity Council Resolution 1983-584CITY OF PLYN ITH f� sr gat Mayor Davenport introduced the following Resolution and mored is tion: RESOLUTION NO. 83- 584 APPROVING PRELIMINARY PLAT AND VARIANCE FOR DON RODERICK FOR HADLEY WOOnS (83055) WHEREAS, Don Roderick has requested approval of a Preliminary Plat and Variance for Hadley Woods a plat for six single family residential lots on 3.4 acres located at 110 Queensland Lane; and, WHEREAS, the Planning Commission has reviewed the request at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Preliminary Plat and Variance for Don Roderic!: for Hadley Woods a plat for six single family residential lots on 3.4 acres located at 110 Queensland Lane, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Removal of all dead or dying trees from the property at the owner's expense. 3. No Building Permits shall be issued until municipal sewer and water are physically available to the site(s). 4. No Building Permits shall be issued until a contract has been awarded for sewer and water. 5. Payment of park dedication Pees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of filing the Final Plat or at issuance of Building Permit. 6. Street names shall comply with the City Street Naming System. PLEASE SEE PAGE TWO Page two Resolution No. 83- 584 7. No Building Permits shall be Issued until the Final Plat is filed and recorded with Hennepin County. 8. No yard setback variances are granted or implied. 9. Variances for lot width of 115 ft, for Lots 1, 2, 5, and 6. 10. No private drive access to Oueensland Lane. 11. Resolution Nos. 81-220 and 81-221 are hereby rescinded. 12. The existing house shall be moved to an appropriate location on a platted lot, or shall be removed from the property at the petitioner's expense prior to issuance of building permits for new construction.
