Pursuant to due call and notice thereof, a regular meeting of the City Council of
the City of Plymouth, Minnesota, was held on re t day of July 19 84

Councilmember Moen introduced the followinq Resolution and moved its
adoption:
RESOLUTION NO. 83- 372
SETTING CONDITIONS TO BE MET PRIOR TO FILING OF FINAL PLAT AND REGARDING FINAL PLAN FOR
"CRLEKSIDE OF PLYMOUTH 2ND ADDITION" FOR DEAN R. JOHNSON CONSTRUCTION COMPANY, INC.

WHEREAS, the City Council has approved the RPUD Final Plat/Plan and Development
Contract for "Creekside of Plymouth 2nd Addition" as requested by Dean R. Johnson
Construction Company, Inc.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does direct the following to be met prior to and
regarding recording of said plat:
1. Compliance with City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with City
Policy in effect at the time of filinq the Final Plat with appropriate credits
from Phase 1.
3. No Building Permits to be issued until the Final Plat is filed and recorded
with Hennepin County.
4. Appropriate legal documents regarding Homeowner Association covenants and
restrictions as approved by the City Attorney, shall be filed with the Final
Plat.
5. The development grading, drainage, and ponding shall he consistent with the
guidelines set forth in the Related Area Environmental Assessment Worksheet
for "Plymouth Hills Addition".
6. Submission of financial guarantee and performance agreement to assure
completion of approved site improvements prior to issuance of Building
Permits.
The motion for adoption of the foregoing Resolution was duly seconded by
