Wildman, Scovi lie Press, has requested approval. for a Preliminary Plat and Variances for "Scoville Business Park 2nd Addition" for two lots in the Indus- trial District located on Lot 1, Block 1 "Scoville Business Park", on the west side of Fernbrook Lane and 25th Avenue North; and, WHEREAS, the Planning Commission has considered this request at a duly called Public Hearing deal recommends approval; NOW, THLRLFORE, BE 1T HEREBY RESOLVED BY THE CITY COUNCIL OF THE, CITY OF PLYMOUTH, MIN- •NLSOTA, that it should and hereby does approve the request by Donald C. Wildman, Sco- ville Press for Preliminary Plat ind Variances for "Scoville Business Park 2nd Addi- tion, Lot 1, Block 1, "Scoville BUsiness Park" on the west side of Fernbrook Lane and 25th Avenue North subject to the following conditions: 1. Compliance with City Engineer's Memorandum. 2. Approved variances include: a) Creation of a parcel without frontage to a public street; b) 40% lot coverage in the 1-1 Distrix -t versus 35% lot coverage maximum allow- able by Ordinance; and, c) "Proof -of -Parking" requirements, where only 170 parking stalls are provided versus the 187 stalls which are required if the facility were used for mul- tiple and/or manufacturing uses. Thus, ciirrent and future uses and occu- pancies of the buildings are limited to those consistent with 7oning Ord- inance parking requirements and the available parking. 3. Prior to submittal of the Final Plat, appropriate legal assurances to include, but not necessarily limited to, easements, covenants, or common area and util- ity maintenance agreements between the two lots shall be submitted and shall be approved by the City Attorney to assure that the City is fully protected as to all eventualities regarding the creation of a parcel without street front- age, the approval of separate sites with parking potential less than the Ord- inance requirements, access and circulation, and private utilities.
