SETTING CONDTIONS TO BE MET PRIOR TO FILING AND REGARDING LOT CONSOLIDATION/LOT
DIVISION, AND REGARDING ISSUANCE OF RUILDING PERMITS FOR LISA GRAM GUSTAFSON FOR STAN
KOCH (93009)
WHEREAS, the City Council has approved the Lot Consolidation/Lot Division and issuance
of Building Permits for Lisa Gram Gustafson for Stan Koch for property locates;
northwest of Holly Lane and the Soo Line Railroad; and,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the followinq conditions to be met
prior to filing and regarding the Lot Consolidation/Division and reqardinq the issuance
of Building Permits:
1. Compliance with the City Engineer's Memorandum.
2. Compliance with Policy Resolution No. 79-80 regardinq minimum floor elevations
for new structures on sites adjacent to or containing open storm water drain-
age facilities.
3. Payment of Park Dedication fees -in -lieu of dedication prior to filinq in
accordance with City Policy in effect at the time of filinq.
4. No Building Permits to be issued until the Lot Consolidation, Lot Division,
Variance and Deed restrictions (regarding the private roadway) are filed with
Hennepin County.
5. Appropriate documents shall be filed on all parcels indicating that, in con-
junction with this division, conceptual documents have been placed on file
with the City for future reference.
6. Submittal of all necessary easements prior to filing.
7. Deed restrictions approved by the City Attorney shall be filed establishinq
the requirements and responsibilty for the private road construction and
maintenance.

8. The future subdivision plan be redesioner' to comply with tlic. R-1^, 01strict
standards for lot sizes and dimensions.
9. The private road alignment does not constitute approval as an approved
alignment for future public streeL.
10. Approved variances include d vidinq the property by metes and hounds rather
than platting; to allow the issuance of three buildinq permits for lots which
do riot abut a public road; and to permit development in the unserviced area of
the City. The variances are based upon the uniqueness of the circumstances
involvinq existinq parcels of record and upon the finding that the City Code
and Policy variance criteria have been met.
The motion for adoption of the foregoing Resulution was duly seconded by
