The following members were present: Mayor Davenpor ouncilmembe s '—' hefollowing wwwbers were absent: Councilmember Sc6nelder Ott Introduced the followinq Resolution and moved its adopt on: RESOLUTION NO. 83459 SETTING CONDITIONS TO BE MET PRIOR TO FILINNG AND REGARDING FINAL PLAT FOR "PARKERS LAKE FARM" FOR KENNETH PETERSON (82068) WHEREAS, the City Council has approved the Final Plat for "Parkers Lake Farm" as requested by Kenneth Peterson. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that It should and hereby does direct the followinq to be met prior to recording and regarding said plat: 1. Compliance with City Engineer's Memorandum. 2. Removal of all dead or dying trees from the property at the owner's expense. 3. No Buildinq Permits shall he issued until a Contract has been awarded for the construction of municipal sewer and water. 4. Outlot B of the Final Plat shall be consolidated with adjacent Lot 10, Block 4, SUNSET ACRES. Evidence of transferrinq the Deed for Outlot 8 and the consolidation of Outlot 8 with the adjacent lot must be submitted prior to issuance of Building Permit for proposed Lots 1 and 2. 5. Str.•et names shall comply with the City's Street Naming Policy. 6. Compliance with the Policy Resolution No. 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to or containino any open storm water drainage facility. 7. No Buildirog Permit shall be issued until the Final Plat is filed and recorded with Hennepin County. S. No yard setbacks are granted or implied. 9. Approved variances include lot widths of 100 ft. versus 110 feet for Lots 1 and 2, Block 1. Page two Resolution No. °3- 159 10. Cash fees -in -lieu of dedication for Lots 1 and 2 to be paid prior to filing the Final Plat. The trail corridor northeasterly of the site to be dedicated to the City in accordance with Park Dedication Policy in effect at the time of future development of Outlot A, "Parkers Lake Farm". The trail corridor shall be designated as an ot+tlot per Exhibit 'A' of the preliminary plat. 11. Outlot A, "Parkers Lake Farm" is subject to future division in accordance with the General Development Plan. 12. Future access to the existing residence shall be to 13th Avenue North at the time Outlot A . "Parkers Lake Farm" develops. 13. Existing barn and shed shall be removed at the developer's expense concurrently with the future development of Outlot A, "Parkers Lake Farm".
