Pursuant to due call and notice thereof, a special meeting of the City Council of
the City of Plymouth, Minnesota, was held on t 1e ith day of Februau�1983.

ilmember Moen introduced the following Resolution and moved its
adoption:
RESOLUTION NO. 83-85
APPROVAL OF PRELIMINARY PLAT AND VARIANCE FOR KENNETH PETERSON FOR "PARKERS LAKE FARM"

WHEREAS, Keni►eth Peterson has requested approval of Preliminary Plat and Variance for a
development to be known as "Parkers Lake Farm" consisting of two lots and one outlot on
approximately ten acres located on the east side of Parkers Lake and west of Harbor
Lane in Sections 28 and 33 (1325 Kingsview Lane); and,
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends its approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYM(NITH,
MINNESOTA, that it should and hereby does approve the request of Kenneth Peterson for
Preliminary Plat and Variance for "Parkers Lake Farm" located on the east side of
Parkers Lake and west of Harbor Lane in Sections 28 and 33 (1325 Kingsview Lane),
subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Removal of all dead or dying trees from the property at the owner's expense.
3. No Building Permits shall be issued until municipal sewer and water are
physically available to the sites.
4. The remnant strip extending south from the east end of proposed Lot 2 shall be
designated an outlot and consolidated with adjacent Lot 10, Suburbandale on
Parkers Lake.
5. Street names shall comply with the City Street Naminq Policy.
6. Compliance with Policy Resolution No. 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to or containing any open storm
water drainage facility.
7. No Building Permits shall be issued until the Final Plat Is filed and recorded
with Hennepin County.

8. No yard setbacks are granted or implied.
9. Approved variances include lot widths of 100 feet versus 110 feet for Lots 1
and 2, Block 1.
10. Cash Pees -in -lieu of dedication for Lots 1 and 2 to be paid prior to filing
the Final Plat. Trail corridor northeasterly of the site to be dedicated to
the City in accordance with Park Dedication Policy in effect at the time of
future development of Outlot A of "Parkers Lake Fare" Preliminary Plat. The
trail corridor shall be designated as an outlot per Exhibit W.
11. Outlot A of Preliminary Plat is subject to future division In accordance with
General Development Plan.
12. Future access to the existinq residence shall be to 13th Avenue North at the
time Outlot A develops.
13. Existing barn and shed shall be removed at developer's expense concurrently
with future development of Outlot A.
The motion for adoption of the foregoing Resolution was duly seconded by
Councilmember Threinen and upon `vote beiep taken thereon,
