The following mmdxrs were present:Mayor Davenport,To—unci 1members oPf en,Scfneider and Threinen The following members were t: Councilmember Hoyt Councilmember Schneider introduced the following Resolution and moved its adoption: RESOLUTION NO. 82- 73 APPROVING SITE PLAN FOR WALLACE FREEMAN FOR "WILLOW GRGvE SHOPPING CENTER" LOCATED NORTHEAST OF NATHAN LANE AND BETTY CROCKER DRIVE (80054) WHEREAS, Wallace Freeman has requested approval of a site plan for the "Willow Grove Shopping Center" to be located northeast of Nathan Lane and Betty Crocker Drive, and; WHEREAS, the Planning Commission has reviewed said request and recommends its approval; NOW, THEREFORE BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Wallace Freeman for site plan approval of the "Willow Grove Shopping Center" to be located northeast of Nathan Lane and Betty Crocker Drive subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Payment of Park Dedication fees -in -lieu of dedication in accordance with City policy in effect at the time of building permit issuance. 3. Appropriate legal documents specifying that no outside storage or outside trash disposal facilities are permitted on the site, and that the tenants shall utilize the internal trash compactor and facilities, shall be submit- ted for review by the City Attorney and filed as a covenant on the property. 4. Submission of required financial guarantee for completion of the site improvements termed for 24 -months. 5. All signage shall comely with the petitioner's sign program and City ordinances. 6. Appropriate cross easements shall be submitted and approrred by the City Attorney for the use of shared access and parking facilities. 7. The building and site shall comply with City Fire Protection Codes and the fire lane signage shall be installed in compliance with the Fire Marshal's recommendation prior to occupancy of the shopping center. Page 2 Resolution No. 82- 73 8. All rooftop equipment to be screened frau public view. 9. All exterior lighting shall be shielded so to prevent glare onto public streets and all adjacent residential areas.
