HomeMy WebLinkAboutCity Council Resolution 1981-843Pursuant to 't the City Cour 2rgt M rfl+e�folli Councilmember Schneider introduce:: the following Resolution and Mov is adoption: RESOLUTION NO. 81- 843 APPROVAL OF SITE PLAN AMENDMENT AND VARIANCES FOR WHITTAKER CORPORATION LOCATED ON THE NORTHWEST CORNER OF COUNTY ROAD 15 AND XENIUM LANE (A-637) WHEREAS, Whittaker Corporation has requested approval of site plan amendment and variances for proposed expansion of the existing warehouse/manufacturing/office structure located on the northwest corner of County Road 15 and Xenium Lane; and, WHEREAS, the Planning Commission has reviewed said request and recommends ` approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Whittaker Corporation for site plan amendment and variances for an 86,800 sq. ft. addition to the building located on the northwest corner of County Road 15 and Xenium Lane subject to the following conditions: 1. Compliance with the Engineer's Memorandum. 2. Outside trash storage shall be provided per the site plan and trash enclosure plan. 3. Submission of required financial guarantee for completion of site improvements, termed for 24 months. 4. Location of all fire hydrants and fire lanes per City Code. 5. Compliance with the Ordinance provisions regarding curbing and drainage requirements for the site. 6. Appropriate legal documents, approved by the City Attorney, to be filed on this land providing for a 60 -foot dimension around the building to be maintained year-round for fire access. 7. The "existing parking" lot area in the southwest corner of the site be modified and re -striped per the approved site plan and Ordinance requirements. Resolution # 81- 843 Page 2 M 9. Approved variances include approval to exceed the maximum percent of lot coverage for a 46.52 percent lot coverage; and, approval of a "proof -of -parking" plan which is deficient by a maximum use 203 parking spaces. The variances are granted in consideration of the following: a. The Ordinance allowed a 50% lot coverage maximum when the original plans were approved by this unique use; the Ordinance was subsequently amended to present standards. b. The proposed installed parking and potential "proof - of -parking" are deemed adequate for this particular building and specific use. 10. The landscape plan shall be modified to compensate for themajor tree deficiency and to provide for more effective screening in the south and east yard area by redistributing proposed major trees from the north -yard area, by increasing the size and height of major trees, and by adding major trees or other landscape features. The modified plan shall be submitted for approval as the equivalency criteria in the City landscape policy within 60 days.
