Councilmen ers oFf y, Schneider and Threinen fol 1L: Hoyt introduced the following Resolution and moved its adoption: RESOLUTION N0. 81- 725 APPROVING SITE PLAN AND VARIANCES FOR VOLP CONSTRUCTION COMPANY FOR WATT -PETERSON, INC. LOCATED NORTHEAST OF NIAGARA LANE AND 27TH AVENUE NORTH (A-584) WHEREAS, Volp Construction Company has requested approval of a site plan and variances for Watt -Peterson, Inc. located northeast of Niagara Lane and 27th Avenue North; and, WHEREAS, the Planning Commission has reviewed said request and recommends its approval; and, WHEREAS, Watt -Peterson has also requested a corrective variance of 1.56 inches due to their discovery that the yard setback distance of the existing building from the west property line is less than the Ordinance minimum of 50 feet; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Volp Construction Company for site plan and variance approval of Watt -Peterson, Inc. located northeast of Niagara Lane and 27th Avenue North subject to the following conditions: 1. Compliance with the Engineer's Memorandum. 2. All trash storage shall be provided within the structure and no outside storage is permitted. 3. Submission of required financial guarantee for completion of the site improvements termed for 24 -months. 4. No additional signage is approved. 5. Approved variances include: Parking setback to a building (10 feet); 15 feet rather than 20 feet for a setback from parking to the east property line; 1.56 inches building setback from the existing building to the west property line; and elimination of the traffic delineator. The motion for the adoption of the foregoing Resolution was duly seconded by pnuncilm r Threinen , and upon vote being taken thereon, the 0 ow ng voted n favor thereof: Ac�tinn Mayor Neils, Councilmembers Hoyt, The following voted against ora stained: none • Whereupon the Resolution was declared duly passed and adopted.
