The following members were present: a�f yor 6avenport, rfollo ing followimhArs ng were j ides - and Threinen The fo i embers were sent: done , gee Councilmember Threinen introduced the following Resolution and moved is adoption: RESOLUTION NO. 81-612 APPROVING SITE PLAN FOR -TRAMMEL CROW COMPANY FOR FIRST PAHSE OF "PLYMOUTH BUSINESS CENTER" MPUD 78-1 LOCATED SOUTH AND EAST OF ANNAPOLIS LANE, WEST OF I-494 (81046) WHEREAS, Trammel Crow Company has requested approval of a site plan for two industrial buildings consisting of office, service center and a warehouse, to be located on Lot 1, Block 1, "Plymouth Service Center" MPUC 78-1; and, WHEREAS, the Planning Commission has reviewed the request and recomnemds approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of the Trammel Crow Company for approval of the site plan for two industrial buildings consisting of an office service center and a warehouse, to be located on Lot 1, Block 1, "Plymouth Service Center" located south and east of Annapolis Lane and West of I-494 subject to the following conditions: 1. Compliance with the Engineer's Memorandum. 2. Wast Disposal facitilities shall be inside the buildings or within approved enclosures. Detailed plans showing waste disposal facilities and areas shall be submitted and approved prior to issuance of building permits. 3. Location of fire hydriants, fire lanes and fire access shall be in accordance with City Code. 4. Submission of required financial guarantees for completion of the site improvements termed for 24 -months. 5. All signage shall be in compliance with Ordinance provisions. 6. The site lighting shall be shielded and screened so to prevent reflection onto adjacent properties; and detailed lighting location and fixture plans shall be submitted and approved prior to issuance of building permits. eee Resolution NO -81-612 Page 2 7. There shall be no outside storage of product, or production materials, or merchandise except as approved by specific conditional use permits and plans. 8. No loading or unloading areas shall be on the west or north side of the building, and such areas on the interior of the site shall be effectively screened from view from the west; detailed screening plans shall be submitted and approved prior to the issuance of building permits. 9. Payn,ent of Park Dedication fees -in -lieu of land dedication shall be made based upon verified acreage of the site in accordance with current Park Dedication Policy in effect at the time of building permit issuance. 10. Appropriate easements shall be provided regarding shared access, driving, and parking. The motion for the adoption of the foregoing Resolution was duly seconded by Cgunril or Hoyt , and upon vote being taken thereon, the following voted in favor thereoff Magor Davenport, Councilmembers Hoyt, Wile qrhnst4ee ACA Thraingn The followIng voted against ora sta ne none Whereupon the Resolution was declared duly passed and adopted.
