HomeMy WebLinkAboutCity Council Resolution 1981-344CITY OF PLYMOUTH Pursuant to due call and notice thereof, a regular meeting of the City Council of the City of Plymouth, Kinnesota was held on the 1st day of June , 19 81 The following members were present: (dyor Davenport, Councilmembers Hoyt, Neils,_ Schneider and Threingn The following members were absent: nane Councilmember Threinen introduced the following Resolution and moved its adoption: RESOLUTION NO. 81-344 SETTING CONDITIONS TO BE MET PRIOR TO AND RELATED TO FILING OF FINAL PLAT FOR "ZACHARY COURT" FOR MARV ANDERSON CONSTRUCTION COMPANY (79045) WHEREAS, the City Council has approved the final plat and development contract for "Zachary Court" as requested by Mary Anderson Construction Company. NOW, THEREFORE BE IT HEREBY RESOLVED by the City Council of the City of Ply- mouth, Minnesota, that it should and hereby does direct the following prior to recording of said plat: 1. Compliance with the City Engineer's Memorandum. 2. Dedication through Fee Title Transfer of Outlots G, H and I upon filing of final plat; and granting a temporary easement across Outlot E for trail purposes as set forth in item 13 of the Development Contract. 3. Street naming and numbering to be in conformance with City Policy as as verified by the Building Official. 4. Compliance with applicable provisions, for final RPUD plats in Section 9 of the Zoning Ordinance including final review and approval of Homeowner Association documents by the City Attorney. 5. No building permits to be issued until the final plat is filed and recorded with Hennepin County except permits for the construction of a four -unit model home may be issued prior to filing of the final plat. 6. Ordinance required performance financial guarantee to be submitted to assure completion of required site improvements for Zachary Court Townhouse Development Phae I; separate guarantee to be provided for Phase II.
