Minnesota, was a on the 18th day of May 1981 . The following members were present: ActingM Mayor VIM, Councilmembers Schneider & Threinen Coupcilplember Schneider introduced the following Resolution and moved Its adoption: RESOLUTION NO. 81-301 APPROVING SITE PLAN FOR WARREN ORTENBLAD AT THE SOUTHWEST CORNER OF 23RD AVENUE NORTH AND FERNBROOK LANE (81001) WHEREAS, Warren Ortenblad has requested approval of a site plan for a two phase office/warehouse building on an approximate 5 acre site located at the southwest corner of 23rd Avenue North and Fernbrook Lane; and, WHEREAS, the Planning Commission has reviewed said request and recommends its approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLY- MOUTH, MINNESOTA, that it should and hereby does approve the request of Warren Ortenblad for site plan approval of a two phase office/warehouse building on an approximate 5 acre site located at the southwest corner of 23rd Avenue North and Fernbrook Lane subject to the following conditions: 1. Compliance with the City Engineers Memorandum. 2. Payment of park dedication fees in lieu of dedication in accordance with Park Dedication Policy in effect at the time of building permit issuance; fees to be based on total site area. 3. Any signage on the site shall be in conformance with City sign ordinance standards. 4. The site plan relative to Phase II shall be subject to review and ordinance requirements if permits for Phase II have not been taken within one (1) year from date of City Council approval. 5. The 23rd Avenue North curb cut and driveway entrance shall be as shown on the graphic submitted by the petitioner on April 29, 1981; also the north parking area shall be revised to provide an open area approximately midway for emergency and pedestrian access through the parking area; and a fire lane access shall be designated in front of the north entrance. 6. Ordinance required performance financial guarantee shall be submitted to assure completion of approved site improvements termed for 24 months for Phase I; separate performance guarantee to be submitted for Phase II. Resolution No. 81-301 Page 2 7. Specific provisions for trash disposal facilities shall be detailed on plans submitted with building permits and shall be in compliance with the City Ordinance. 8. There shall be no outside storage permitted except by conditional use permit. The motion for the adoption of the foregoing Resolution was duly seconded by _CoUncilmember Threinen , and upon vote being taken thereon, the following voted in favor thereof: Acting Mayor Neils, Councilmembers Schneider & Threinen The following voted against or abstained: None Whereupon the Resolution was declared duly passed and adopted.
