RESOLUTION NO. 81182
APPROVING PRELIMINARY PLAT FOR JOHN KAROS FOR "MEDICINE LAKE HIGHLANDS" LOCATED
WEST OF COUNTY ROAD 154 (:JEST MEDICINE LAKE ROAD) AND NORTHERLY OF 37TH AVENUE
NORTH (81010)
WHEREAS, John Karos has requested approval of rezoning from FRD (future restricted
development) District to R-18 (low density residential) District and a preliminary
plat for 20 single family lots on a 10.4 acre site located west of County Road 154
(West Medicine Lake Road) and northerly of 37th Avenue North; and,
WHEREAS, the Planning Commission has considered the request following a duly
called public hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve a preliminary plat for 20 single
family residential lots on 10.4 acres located west of County Road 154 (West
Medicine Lake Road) and northerly of 37th Avenue North subject to the following
conditions:
1. Compliance with the City Engineer's Memorandum.
2. No final platting or final rezoning action until approved municipal sanitary
sewer service or a temporary lift station is physically available to the
property.
3. Payment of park dedication fees in lieu of dedication subject to the Park
Dedication Policy in effect at the time of filing of final plat.
4. No private driveway access onto West Medicine Lake Drive.
5. Final plat submittal to include certification that all lots meet or exceed
minimum ordinance dimension and area requirements for R -IB Districts.
6. Removal of all dead or diseased trees from the property at the owner's expense.

7. Street naming system to be consistent with adopted City street naming
policy.
8. Rezoning to be finalized with final plat approval.
The motion for the adoption of the foregoing Resolution was duly seconded
by Councilmember Hoyt 'and upon vote being taken thereon, the
fol ow ng voted in favor thereof: Acting Mayor Neils, Councilmembers
Olnen
The following voted against or abstained: None
Whereupon the Resolution was declared duly passed and adopted.
