Pursuant to due call and notice thereof, a repular meeting of the City
Council of the City of Plymouth, Minnesota, was held on the 2nd day of
February , 1981 . The following members were present:
_Mayor Davenport, Councilmembers Hoyt, Neils, Schneider & Threinen
Councilmember Threinen introduced the following Resolution and moved
is adoption:
RESOLUTION NO. 81-88
APPROVING CONCEPT PLAN, PRELIMINARY PLAT AND CONDITIONAL USE PERMIT FOR
PARKLANDS DEVELOPMENT FOR "DEERWOOD MEADOWS III" RPUD
WHEREAS, Parklands Development has requisted approval of a concept plan,
preliminary plat and conditional use permit for "Deerwood Meadows III" RPUD,
for 116 single family detached dwelling units on 57.431 acres located on the
west side of Zachary Lane, northwest of Zachary Lane Elementary School and
east of Deerwood Meadows Addition and Schmidt Lake; and,
WHEREAS, the Planning Commission has considered the request following a duly
called public hearing and has recommended approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLY-
MOUTH, MINNESOTA, that it should and hereby does approve the request for
Parklands Development for concept plan, preliminary plat and conditional use
permit for "Deerwood Meadows III" RPUD for 116 single family detached dwelling
units on 57.431 acres located on the west side of Zachary Lane, northwest of
Zachary Lane Elementary School and east of Deerwood Meadows Addition and
Schmidt Lake subject to the following conditions:
1. Compliance with the City Engineer's Memorandum for this project.
2. Compliance with applicable directives set forth in Resolution No. 78-4
relative to the preliminary plat of the Deerwood Meadows Development.
3. Submittal of detailed landscape plans particularly with respect to noted
transitional areas along Zachary Lane and along the south boundary.
4. Approved density shall be 2.1 units per acre with 116 maximum single
family detached dwelling units based on a consideration and assignment
of 1 bonus point for a net acreage of 57.431 acres.
5. Compliance with Park Dedication policy in effect at the time of final
platting with respect to improvement of trails.
6. Dedication of Outlot A for public park and trail purposes.

7. No building permits to be issued until final plat is filed with Hennepin
County.
8. No building permits to be issued until municipal utilities are physically
available to the property.
9. Rezoning to be finalized with final plat.
10. Street names and numbers to comply with City street naming system.
11. Removal of all dead or dying trees from the property at the owner's
expense.
12. Compliance with City Council Policy Resolution No. 79-80 regarding sub-
divisions adjacent to or containing storm water drainage facilities.
13. Lots in Block 7 shall be a minimum size of 12,000 square feet.
14. The petitioner shall be directed to install extra Landscaping along
Zachary Lane for which landscape plan shall be submitted at the sub-
mission of final plat.
15. The petitioner shall be directed to have 35 foot setbacks on all lots on
all streets other than cul-de-sacs.
16. Submittal of ordinance required current title abstract information to the
City Attorney prior to submittal of final plat.
