HomeMy WebLinkAboutCity Council Resolution 2013-185CITY OF PLYMOUTH RESOLUTION NO. 2013-185 A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED AT 4400 HOLLY LANE NORTH (201 3027) WHEREAS, Pete Peter has requested reclassification of the zoning from FRD (future restricted development district) to RSF-1 (single family detached 1) for the 1.4 -acre site presently legally described as follows: Commencing at the point of intersection of the west line of the Northeast Quarter of the Northwest Quarter with the center line of State Highway No. 55, commonly known as Rockford Road as now laid out and traveled; thence north along the said west line of the Northeast Quarter of the Northwest Quarter, 358 feet; thence East parallel with the center line of State Highway No. 55, 165 feet; thence south parallel with the west line of said Northeast Quarter of the Northwest Quarter, 358 feet to the center line of said State Highway; thence west along center line of said State Highway to the point of beginning, all in Section 17, Township 118, Range 22, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to RSF-1. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD to RSF-1 for the roughly 1.4 -acre site located at 4400 Holly Lane North (as legally described above), based on the following findings: 1. The RSF-1 zoning classification is listed as a corresponding zoning district for properties that are guided LA -1, therefore, the proposed zoning would be consistent with the city's comprehensive plan. 2. The RSF-1 zoning and proposed development would provide a housing type (single family homes) consistent with the LA -1 guiding. 3. The lots would exceed the minimum lot area and width requirements specified by the RSF-1 zoning district. 4. The proposed development would be compatible with the existing character of the surrounding properties. 5. Adequate infrastructure is available to support RSF-1 zoning.
