RESOLUTION 2004-078
APPROVING A SITE PLAN TO ALLOW EXPANSION OF THE PLYMOUTH ICE
CENTER, 3650 PLYMOUTH BOULEVARD (2003126)
WHEREAS, the City of Plymouth has requested approval of a site plan to allow expansion of the
Plymouth Ice Center for property legally described as follows:
Lots I and 2, Block 1, Plymouth Center -1 Addition.
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by City of
Plymouth for a site plan to allow a roughly 41,000 square foot expansion of the Plymouth Ice
Center located at 3650 Plymouth Boulevard, subject to the following conditions:
A site plan is approved to allow constriction of a roughly 41,000 square foot building
expansion to accommodate a _3 sheet of ice, in accordance with the plans received by the
City on January 8, 2004, together with the revised planting plan (Plan Sheet L1.1) received
by the City on January 13, 2004, except as may be amended by this resolution.
2. Handicap accessible parking and route will be required near all the building entrances.
The required permanent wetland buffer monument signs shall be installed, and the relocated
trail along the east side of the site shall be completed prior to occupancy of the proposed
addition.
4. Any signage shall comply with the sign ordinance.

5. Prior to issuance of grading or building permits, the grading plan (Plan C3.1) shall be revised
to flatten the slope along the east side of the site to 5:1, where it would not encroach upon the
wetland.
6. Prior to issuance of grading or building permits, the landscape plan (Plans L1.1 and L8.1)
shall be revised to replace the trees that are located in the wetland buffer with trees that are of
an acceptable species for wetland buffers.
7. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Compliance with the Ordinance regarding the location of fire hydrants, lock boxes, post -
indicator valves, fire department connections, fire lanes, and fire lane signage.
c. Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
d. This approval shall expire one year after the date of approval, unless the constriction has
substantially commenced, or unless an extension is granted as regulated under Section
21045.09 of the Zoning Ordinance.
