RESOLUTION 2005-344
APPROVING A SITE PLAN AMENDMENT FOR A BITUMINOUS DRIVE FOR
OAKWOOD ELEMENTARY SCHOOL LOCATED AT 17340 COUNTY ROAD 6 (2005064)
WHEREAS, Inspec, Inc., has requested approval of a site plan amendment for a bituminous
drive with adjacent concrete sidewalk at Oakwood Elementary School located 17340 County
Road 6, for property legally described as:
Commencing at a point in East line of West '/z of Southwest '/4 distant 410 feet South
from Northeast corner thereof thence South along said East line to the center line of
County Road 6 thence westerly along said centerline 100.48 feet thence North parallel
with said East line 326.85 feet thence West at right angles 425 feet thence South at right
angles to the center line of said road thence Westerly along said center line to the West
line of Southwest '/4 thence North to a point distant 143.82 feet South from Northwest
corner thereof thence at an angle to the right of 77 degrees 22 minutes to an intersection
with a line parallel with and 66 feet South from North line of Southwest '/4 thence East
along said parallel line to a point 105 feet West from East line of West '/z of southwest '/4
thence South 344 feet thence East 105 feet to beginning, lying in Section 29, Township
118, Range 22, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Inspec,
Inc., for a site plan amendment for a bituminous drive with adjacent concrete sidewalk, subject to
the following conditions:
1. A site plan amendment is approved to allow a bituminous drive with adjacent concrete
sidewalk, in accordance with the application materials received by the City on May 27, 2005,

revised plans received on July 12, 2005, and revised site plan received on August 4, 2005,
subject to the conditions listed below.
2. A separate grading permit is required prior to constriction of the drive aisle.
3. Prior to issuance of any permits, a site improvement performance agreement and financial
guarantee shall be submitted pursuant to Section 2 1045. 10 of the Zoning Ordinance.
4. The silt fence shall be installed prior to any constriction on the site.
5. Standard Conditions:
a. All signage shall comply with the Section 21155 of the Zoning Ordinance.
b. Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
c. The permit is subject to all applicable codes, regulations and ordinances, and violation
thereof shall be grounds for revocation.
g. This approval shall expire one year after the date of approval, unless the property owner
or applicant has substantially started constriction of the project, or unless the landowner
or applicant has received prior approval from the City to extend the expiration date for up
to one additional year, as regulated under Sections 21045.09 and 21015.07 of the Zoning
Ordinance.
