FOR "TARYN HILLS" FOR PROPERTY LOCATED EAST OF VICKSBURG LANE, NORTH AND SOUTH OF COUNTY ROAD 47 (2005045) WI-1EREAS, Lundgren Bros. Constriction, Inc. has requested reclassification of the land use guiding for portions of the 237.6 -acre Taryn Hills site located east of Vicksburg Lane, north and south of County Road 47. WIffiRAS, the request would reguide the acreage of the site as follows: Guiding Designations Current Acreage (approx.) Proposed Acreage (approx.) LAR (Living Area -Rural) 14.0 0.0 LA -1 (Living Area 1) 44.0 44.0 LA -2 (Living Area 2) 161.8 152.7 LA -3 (Living Area 3) 9.8 6.7 C (Commercial) 8.0 8.0 P -I (Public Institutional) 0.0 26.2 Total 237.6 237.6 WIffiREAS, the primary change would include a reguiding of roughly 26.2 acres in the south portion of the site from LA -2 and LAR to P -I, to accommodate the dedicatation of the proposed P -I area to the City for the Northwest Greenway corridor and for a neighborhood park; WIffiREAS, other minor changes would include adjusting the guiding boundaries to correspond with the proposed "Taryn Hills" development plan for the commercial and LA -3 areas north of CR 47; and WI-1EREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval. Resolution 2005-316 (2005045) Page 2 NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Lundgren Bros. Constriction, Inc. for reclassification of the land use guiding in accordance with the proposed "Taryn Hills" development plan received by the City on June 29, 2005, and based on the following findings: 1. Present conditions support a re-examination of the guiding. 2. The reguiding would not adversely affect land supply or demand. 3. The reguiding has merit beyond the interests of the applicant. 4. The reguiding would not result in negative effects on other comprehensive plan elements. 5. The reguiding would not result in negative fiscal impacts to the City. FURTHER, approval of the land use guide plan amendment is contingent upon, and subject to, the required review and response by the Metropolitan Council. ADOPTED by the City Council on August 9, 2005.
