RESOLUTION 2005-294
APPROVING FINDINGS OF FACT FOR THE REZONING OF PROPERTY LOCATED AT
9805 HIGHWAY 55 (2005042)
WHEREAS, Quest Development, Inc., has requested reclassification of the zoning from O
(Office) to RMF -4 (Multiple Family 4) for the 4.34 -acre parcel located at 9805 Highway 55,
presently legally described as follows:
Lots 1 and 2, Block 1, Homestead Village Incorporated according to the recorded plat
thereof, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from O
(Office) to RMF -4 (Multiple Family 4).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from O (Office) to RMF -4 (Multiple Family 4) for the 4.34 -acre
parcel located at 9805 Highway 55, based on the following findings:
1. The RMF -4 zoning classification is listed as a corresponding zoning district for properties
that are guided LA -4, therefore, the proposed zoning would be consistent with the City's
Comprehensive Plan.
2. The RMF -4 zoning and proposed development would provide both a housing type
(apartment -style condominiums) and density (17.5 dwelling units per acre) that is
consistent with the LA -4 guiding.
3. The lot would exceed the minimum lot area and width requirements specified by the RMF -
4 zoning district.

4. The proposed development would be compatible with the existing character of the
surrounding properties.
