HomeMy WebLinkAboutCity Council Resolution 2006-316CITY OF PLYMOUTH RESOLUTION 2006-316 APPROVING FINDINGS OF FACT FOR THE REZONING OF PROPERTY LOCATED AT 4640 HOLLY LANE NORTH (2006050) WHEREAS, Laurent Builders, Inc., has requested reclassification of the zoning from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1) for the 1.52 -acre parcel located at 4640 Holly Lane North, presently legally described as follows: The north 520 feet of the south 1036.5 feet of the west 160 feet of the Southeast Quarter of the Southwest Quarter of Section 8, Township 118, Range 22, except road. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD (Future Restricted Development) to RSF-1 (Single Family Detached 1) for the 1.52 -acre parcel located at 4640 Holly Lane North, based on the following findings: 1. The RSF-1 zoning classification is listed as a corresponding zoning district for properties that are guided LA -1, therefore, the proposed zoning would be consistent with the City's Comprehensive Plan. 2. The RSF-1 zoning and proposed development would provide a housing type (single family homes) consistent with the LA -1 guiding. 3. The lots would exceed the minimum lot area and width requirements specified by the RSF- 1 zoning district. Resolution 2006-316 (2006050) Page 2 4. The proposed development would be compatible with the existing character of the surrounding properties. ADOPTED by the City Council on August 22, 2006. STATE OF MINNESOTA) COUNTY OF HENNEPIN) SS.
