RESOLUTION 2006-248
APPROVING A SITE PLAN AMENDMENT FOR LARSON ENGINEERING FOR THE
CHURCH OF JESUS CHRIST OF LATTER-DAY SAINTS PROPERTY LOCATED AT 300
VICKSBURG LANE NORTH (2006034)
WHEREAS, Larson Engineering is requesting approval of a site plan amendment to allow for the
pavement rehabilitation on property legally described as:
The East 300.00 feet of the South 110.00 feet of the West Half of the South Half of the South
Half of the Northwest Quarter of the Southwest Quarter, and also that part of the West Half of
the South Half of the South Half of the Northwest Quarter of the Southwest Quarter of the
Southwest Quarter lying northerly of the south 110.00 feet thereof all of Section 33, Township
118, Range 22, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Larson
Engineering for a site plan amendment to allow the rehabilitation of existing bituminous pavement
at 330 Vicksburg Lane North, subject to the following conditions:
1. A site plan amendment is approved to allow the removal and replacement of existing
bituminous pavement, curb and gutter and lighting, in accordance with the plans and material
received by the City on June 13, 2006 and May 9, 2006, except as amended by this resolution.
2. A separate grading permit is required prior to the commencement of the project.
3. Prior to issuance of a grading permit, the applicant shall provide a financial guarantee and Site
Improvement Performance Agreement for all site improvements.
4. Prior to issuance of a grading permit, the applicant shall submit a revised Grading, Drainage
and Erosion Control Plan in compliance with the City's Erosion Control Policy.

5. Prior to issuance of a grading permit, the applicant shall enter into a maintenance agreement
with the City for the 3 -foot sumps in the storm sewer manhole.
6. The applicant will consult with the Fire Department for appropriate locations for Fire Lane
signage.
7. Standard Conditions:
a) The Contractor shall contact Sewer and Water Department at 763-509-5450 24
hours prior to any public sewer/watermain connection.
b) The City requires reproducible mylar prints of applicable sanitary sewer, water
service, storm sewer As-Builts for the site prior to the financial guarantee being
released.
C) The site plan shall comply with the City of Plymouth's current Engineering
Guidelines and/or the State Plumbing Code, whichever applies.
d) The site utilities on this plan have not been reviewed by the Engineering Department
for compliance with the State Plumbing Code.
e) Compliance with regulations regarding handicapped parking spaces and access.
8. Approval shall expire one year after the date of approval, unless the property owner or
applicant has substantially started constriction of the project. The landowner or applicant may
apply for approval of an extension by the City, as regulated under Section 21045.09 of the
Zoning Ordinance.
