HomeMy WebLinkAboutCity Council Resolution 2006-222CITY OF PLYMOUTH RESOLUTION 2006-222 APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED AT 15910 AND 16000 OLD ROCKFORD ROAD (2006022) WHEREAS, CBR Development, LLC., has requested reclassification of the zoning from FRD to RSF-2 for the two -acre parcel located at 15910 and 16000 Old Rockford Road, presently legally described as follows: And, Parcel A: That part of the Southeast Quarter of the Northeast Quarter, Section 17, Township 118, Range 22, Hennepin County, Minnesota described as follows: Beginning at a point on the East line of said Southeast Quarter of the Northeast Quarter distant 78.80 feet South from the Northeast corner of said Southeast Quarter of the Northeast Quarter; thence North to said Northeast corner; thence West along the North line of said Southeast Quarter of the Northeast Quarter, a distance of 436.60 feet; thence Southerly, deflecting to the left 93 degrees 41 minutes to the line designated as survey line on Hennepin County State Aid Highway No. 9, Plat 9; thence Easterly along said survey line to the West line of the East 143.00 feet of said Southeast Quarter of the Northeast Quarter; thence North along said West line to a line drawn West, parallel with the North line of the Northeast Quarter of said Section 17, from the point of beginning, thence East along said parallel line to the point of beginning. Parcel B: That part of the Southeast Quarter of the Northeast Quarter, Section 17, Township 118, Range 22, Hennepin County, Minnesota described as follows: Commencing at a point on the East line of said Quarter — Quarter at the intersection of the center line of County Road. No. 9; thence North 168 feet; thence West parallel with the North line of said Section 17, a distance of 143 feet; thence South parallel with the East line of said Section to a point in the center line of said County Road No. 9 (formerly State Resolution 2006-222 (2006022) Page 2 of 2 Highway No. 55 and also known as Rockford Road); thence East along center line of County Road No. 9 to a point of beginning. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to RSF-2. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD to RSF-2 for the two -acre parcel at 15910 and 16000 Old Rockford Road, based on the following findings: 1. The proposed RSF-2 Zoning classification is a corresponding zoning district for LA -2 guided sites. 2. The proposed RSF-2 zoning and proposed plat would provide a housing type (single-family detached) that is consistent with the LA -2 guiding and the surrounding area. 3. All lots would meet or exceed the lot standards specified for the RSF-2 zoning district. 4. There would be adequate infrastructure available to support the RSF-2 zoning and the single- family development proposed for this site. ADOPTED by the City Council on June 13, 2006.
