HomeMy WebLinkAboutCity Council Resolution 2007-436CITY OF PLYMOUTH RESOLUTION 2007-436 APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY PRESENTLY ADDRESSED AS 4225 AND 4245 DUNKIRK LANE NORTH (2007070) WHEREAS, Schuett R/E Group, LLC has requested reclassification of the zoning from FRD (Future Restricted Development) to RSF-2 (Single Family Detached 2) for roughly 4.3 acres of land legally described as follows: For 4225 Dunkirk Lane North: The South 108 feet of the North 330 feet of the West 247.25 feet of the East 470.25 feet and the South 162.30 feet of the North 222.00 feet of the East 470.25 feet of the Southeast Quarter of the Northwest Quarter of Section 17, Township 118 North, Range 22 West, excluding the West 33.00 feet of road, Hennepin County, Minnesota. And: For 4245 Dunkirk Lane North: The North 59.70 feet of the East 470.25 feet of the Southeast Quarter of the Northwest Quarter and the South 140.30 feet of the East 470.25 feet of the Northeast Quarter of the Northwest Quarter of Section 17, Township 118 North, Range 22 West, excluding the West 33.00 feet of road, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected property from FRD (Future Restricted Development) to RSF-2 (Single Family Detached 2). NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD (Future Restricted Development) to RSF-2 (Single Resolution 2007-436 (2007070) Page 2 Family Detached 2) for the roughly 4.3 -acre site presently addressed as 4225 and 4245 Dunkirk Lane North, based on the following findings: 1. The RSF-2 zoning classification and proposed density would be consistent with the LA -1 guiding of the site, pursuant to the City's Comprehensive Plan. 2. A single-family development and lot arrangement as allowed under RSF-2 would be consistent with the character of the surrounding development. 3. Adequate infrastructure would be available to support RSF-2 zoning and the development proposed for this site. ADOPTED by the City Council on October 9, 2007.
