RESOLUTION 2007-409
APPROVING A COMPREHENSIVE PLAN AMENDMENT FOR GREG HOGLUND AND
GARY ANDERSON FOR PROPERTY LOCATED AT 4520 HOLLY LANE NORTH

WHEREAS, Greg Hoglund and Gary Anderson have requested reclassification of the land use
guiding for 0.7 acres located at 4520 Holly Lane North from P -I (Public/Semi-
Public/Institutional) to LA -1 (Living Area 1); and,
WHEREAS, the property affected by the amendment is presently legally described as follows:
The South 275.00 feet of the West 145.00 feet of the Southeast Quarter of the Southwest
Quarter of Section 8, Township 118 North, Range 22 West of the 5"' Principal Meridian.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Greg Hoglund and Gary Anderson for reclassification of the land use guiding from P -I
(Public/Semi-Public/Institutional) to LA -1 (Living Area 1) for the 0.7 acre parcel located at 4520
Holly Lane North, based on the following findings:
1. The site meets the location criteria for LA -1 guiding because it is located on a local street
and is not located near a principal arterial interchange
2. The property supports a re-examination of the guiding due to its residential use.
3. The reguiding would not adversely affect land supply or demand.
4. The reguiding has merit beyond the interests of the applicant because it would provide a land
use guide plan designation that is consistent with the use on the property.
5. The reguiding would not result in negative effects on other comprehensive plan elements.

FURTHER, approval of the land use guide plan amendment is contingent upon, and subject to,
the required review and response by the Metropolitan Council.
ADOPTED by the City Council on September 25, 2007.
