HomeMy WebLinkAboutCity Council Resolution 2008-175CITY OF PLYMOUTH RESOLUTION 2008-175 APPROVING A SITE PLAN AMENDMENT FOR THE CITY OF PLYMOUTH TO ALLOW CONSTRUCTION OF A PUMP HOUSE FOR WELL NUMBER 16 LOCATED AT 12000 OLD ROCKFORD ROAD (2008016) WHEREAS, The City of Plymouth has requested approval of a site plan amendment for a 1,080 - square foot pump house building for property located at 12000 Old Rockford Road, legally described as: The South 600 feet of the North 1200 feet of the West 300 feet of the Northeast '/4 of the Southwest'/4 of Section 14, Township 118, Range 22. WHEREAS, the Planning Commission has reviewed the request at a duly called public meeting and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by the City of Plymouth for a site plan amendment for a pump house building, subject to the following conditions: 1. A site plan is approved to allow constriction of a 1,080 -square foot pump house building, in accordance with the application materials received by the City on March 24, 2008, except as amended by this resolution. 2. The color of the exterior block for the pump house building shall match the color of the Fire Station. 3. The relocated dumpster shall be enclosed pursuant to the trash receptacle requirements of Section 21120.08 of the Zoning Ordinance. Resolution 2008-175 File No. 2008016 Page 2 4. Separate building permits are required prior to commencement of the proiect. 5. Prior to issuance of any building permits, the applicant shall: a. Consolidate the subject property with the adjacent City of Plymouth property to the north. b. Add a note to the plans that the existing storm line and catch basin shall be removed. c. Add a note to the plans that a new catch basin will be installed. Provide top and invert elevations, and install a FES at the pipe outlet with granite riprap and filter fabric. d. Revise plans to relocate the fire hydrant and valve to the west of the proposed one. Install 12 -inch 90 -degree bend and 12 -inch by six-inch tee. e. Add a note to the plans to repair all disturbed curb and pavement. f. Revise plans to include City details W-1, ST -2, and ST -3. 6. Approved address/directional signage is required in an approved location at the intersection of the site drive entrance and Old Rockford Road. 7. All mechanical equipment shall comply with the City's noise requirements. 8. Silt fence shall be installed prior to any constriction on the site. 9. All rooftop equipment shall be screened or painted to match the building. 10. Standard Conditions: a. The applicant shall remove any diseased or hazardous trees. b. New signage shall receive sign permits when required and shall comply with the Section 21155 of the Zoning Ordinance. c. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. d. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. e. This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started constriction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
