R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING OF L AND L OCATED AT
16700 C HANKAHDA T RAIL (2023068)
WHEREAS, Sai Brinda, LLC has requested reclassification of the zoning from FRD (future
restricted development) to RSF-3 (single family detached 3) for the roughly 10.6-acre site presently
addressed as 16700 Chankahda Trail, and presently legally described as follows:
The North half of the Northwest quarter of Section 5, Township 118, Range 22 except the west
2,278 feet thereof, as measured along the north line and south line of said North half, according
to the United States Government survey thereof, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to
RSF-3.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the
zoning from FRD to RSF-3 for the roughly 10.6-acre site located at 16700 Chankahda Trail (as presently
legally described above), based on the following findings:
1. The requested RSF-3 zoning classification is consistent with the LA-1 guiding of the site.
2. The proposal would comply with city standards.
3. The proposed density would be consistent with the LA-1 guiding of the site.
4. Adequate infrastructure would be available to support RSF-3 zoning and the proposed
development for the site.
APPROVED by the City Council on this 12th day of March, 2024.
