HomeMy WebLinkAboutCity Council Resolution 2024-019 CITY OF PLYMOUTH RESOLUTION NO. 2024-019 R ESOLUTION A PPROVING F INDINGS OF F ACT FOR R EZONING OF L AND L OCATED AT 17910 C HANKAHDA T RAIL (2023 065) WHEREAS, Eagle Brook Church has requested reclassification of the zoning from FRD (future restricted development) to RSF-3 (single-family detached 3) for roughly 53 acres located at 17910 Chankahda Trail; and WHEREAS, the affected property to be rezoned to RSF-3 is presently legally described as follows: Parcel 1: w The East 682 feet of the Northeast Quarter of the Northeast Quarter of Section 6, Township 118 North, Range 22 West of the 5th Principal Meridian, EXCEPTING 1.25 acres heretofore conveyed to School District No. 120, Hennepin County Minnesota; situated in the Southeast corner of the Northeast Quarter of the Northeast Quarter of said Section 6, by deed, in Book 115 of Deeds, on Page 217, and by deed from William Dolan and Lydia Dolan his wife, to School District 120, dated November 15, 1933. Parcel 2: The West 643 feet of the East 1325 feet of the North Half of the Northeast Quarter of Section 6, Township 118 North, Range 22 West of the 5th Principal Meridian. Parcel 3: The West 258 feet of the East 1841 feet of the North Half of the Northeast Quarter of Section 6, Township 118 North, Range 22 West of the 5th Principal Meridian. Parcel 4: The West 258 feet of the East 1583 feet of the North Half of the Northeast Quarter of Section 6, Township 118 North, Range 22 West of the 5th Principal Meridian. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing; and WHEREAS, the City Council has adopted an ordinance rezoning the property from FRD to RSF-3. Resolution 2024-019 (2023065) Page 2 NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD to RSF-3 for roughly 53 acres as legally described above, based on the following findings: 1. The requested RSF-3 zoning is consistent with the LA-2 guiding of the site pursuant to the city’s comprehensive plan. 2. The proposed development and lot arrangement would meet or exceed the RSF-3 zoning standards. 3. Adequate infrastructure would be provided to support the proposed development.
