ORDINANCE NO. 2024-01
ORDINANCE AMENDING CHAPTER 21 (ZONING ORDINANCE) OF THE CITY CODE TO
RECLASSIFY CERTAIN LAND LOCATED AT 17910 CHANKAHDA TRAIL (2023 065)
THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City Code. Chapter 21 of the City Code of the City of Plymouth,
Minnesota, adopted December 18, 1996 as amended, is hereby amended by changing the classification
on the City of Plymouth Zoning Map from FRD (future restricted development) to RSF-3 (single-family
detached 3) with respect to parcels located at 17910 Chankanda Trail with Hennepin County Property
Identification Numbers of 06-118-22-11-0001, 06-118-22-11-0002, and 06-118-22-12-0001.
Section 2. Current Legal Description.The property is currently legally described as follows:
Parcel 1:
The East 682 feet of the Northeast Quarter of the Northeast Quarter of Section 6,Township 118
North, Range 22 West of the 5th Principal Meridian, EXCEPTING 1.25 acres heretofore conveyed
to School District No. 120, Hennepin County Minnesota; situated in the Southeast corner of the
Northeast Quarter of the Northeast Quarter of said Section 6, by deed, in Book 115 of Deeds, on
Page 217, and by deed from William Dolan and Lydia Dolan his wife, to School District 120,
dated November 15, 1933.
Parcel 2:
The West 643 feet of the East 1325 feet of the North Half of the Northeast Quarter of Section 6,
Township 118 North, Range 22 West of the 5th Principal Meridian.
Parcel 3:
The West 258 feet of the East 1841 feet of the North Half of the Northeast Quarter of Section 6,
Township 118 North, Range 22 West of the 5th Principal Meridian.
Parcel 4:
The West 258 feet of the East 1583 feet of the North Half of the Northeast Quarter of Section 6,
Township 118 North, Range 22 West of the 5th Principal Meridian.

Section 3. Effective Date.This amendment shall take effect immediately upon its passage.
