SUBJECT: City Center Market Analysis
DATE: July 3, 2007 for the City Council Work Session of July 10, 2007
At the June 12, 2007 City Council meeting, the City Council discussed a number of items
pertaining to City Center. Resulting from this discussion was the decision by the City Council to
hire a consultant to complete a market analysis for City Center. The primary purpose of the
analysis is to understand the opportunities and constraints related to the retail uses within City
Center and to assist in determining which improvements/changes will assist in accomplishing the
goal of attracting more traditional retail uses in a pedestrian friendly environment.
Staff has contracted with Bonestroo to complete the market analysis. Jay Demma, Bonestroo,
has gathered information and rather then wait until the final report to present it to the City
Council, Mr. Demma and staff would like to discuss the preliminary findings with the City
Council, primarily to help focus the final -two weeks of the analysis on answering the important
questions. The final document is expected to be completed for the July 24, 2007 City Council
meeting.
