HomeMy WebLinkAboutCity Council Resolution 2022-144 C ITY OF P LYMOUTH R ESOLUTION N O. 2022-144 R ESOLUTION A PPROVING F INDINGS OF F ACT FOR R EZONING OF L AND L OCATED AT 4430 V ICKSBURG L ANE (2022-008) WHEREAS, TDD Land Development, LLC has requested reclassification of the zoning from FRD (future restricted development) to RSF-2 (single-family detached 2) for roughly 10 acres located at 4430 Vicksburg Lane; and WHEREAS, the affected property to be rezoned to RSF-2 is presently legally described as follows: The North 331 feet of Government Lot 1, and including accretions thereto, subject to a road right of way over the Westerly 33 feet thereof, in Section 16, Township 118, Range 22, said 331 feet measured at right angles with the North line of said Government Lot 1, Hennepin County, Minnesota. AND That part of the North 331 feet of Government Lots 1 and 3, and accretions thereto, Section 16, Township 118, Range 22, Hennepin County, Minnesota, lying westerly of the following described line: Beginning at the Northeast corner of said Government Lot 3; thence West along the North line of said Government Lot 3 a distance of 1116.98 feet to the meander corner on the North line of said Section 16; thence deflect to the left 90 degrees 0 minutes 0 seconds to the Easterly extension of the South line of the North 331 feet of said Government Lot 1; and there terminating. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing; and WHEREAS, the City Council has adopted an ordinance rezoning the property from FRD to RSF-2. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD to RSF-2 for roughly 10 acres as legally described above, based on the following findings: 1. The requested RSF-2 zoning is consistent with the LA-1 guiding of the site pursuant to the City’s comprehensive plan, and would be compatible with the existing surrounding development. 2. The proposed single-family development and lot arrangement would meet or exceed the RSF-2 zoning standards. 3. Adequate infrastructure would be provided to support the proposed development.
