RESOLUTION NO. 2022-097
A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND
LOCATED AT 10000 HIGHWAY 55 (2021081)
WHEREAS, Doran RE Partners, LLC has requested reclassification of the zoning from B-C
(business campus) to PUD (planned unit development) for roughly 7.4 acres presently legally described
as follows:
Lot 1, Block 1, Groves Office Park, according to the recorded plat thereof, Hennepin
County, Minnesota. (Abstract and Torrens property, Certificate of Title No. 1330612).
The registered portion of the land is described as follows: That part of Lot 1, Block 1,
Groves Office Park, embraced within the Southwest Quarter of the Northeast Quarter of
Section 36, Township 118, Range 22; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected land from B-C to
PUD.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from
B-C to PUD for roughly 7.4-acres (as legally described above), based on the following findings:
1. The requested PUD zoning is consistent with MXD guiding.
2. The proposed density is consistent with MXD guiding.
3. The proposed mixed-use development and lot arrangement would comply with the RMF-5
zoning standards.
4. Adequate infrastructure would be available to support the proposed development.
APPROVED by the City Council on this 22nd day of March, 2022.
